Step-By-Step Building Guide

Initial Consultation

The first step in building your new home is finding a suitable piece of land and a home design that suits your personal preference, budget and lifestyle. From your initial consultation, a Wahlstedt Consultant will be appointed to assist you in these decisions and answer any questions you may have.

Site Inspection

One of Wahlstedt’s Consultants will meet with you, on your block to advise on any potential issues that may arise such as unstable soil types, rock and availability and connection of services. If you haven’t already selected a suitable piece of land, a Wahlstedt Consultant can help you find one that suits both the design of your home and your needs. Things to consider when choosing a suitable piece of land include;

• Council and developer regulations/Encumbrances
• Size and shape of the block
• Land orientation
• Soil type e.g. are there any rocks
• Accessibility
• Orientation

Home Design

Your Building Consultant will now further assist you with the fine-tuning and preferred design of your home, taking into account features that best suit your lifestyle, land and budget. Things to consider when deciding on a home design include;

• Your lifestyle – designed to suit your needs
• The block of land – Select to suit your lifestyle
• Single, double or split-level home
• Consider your living space/outdoor areas
• Sustainability/Orientation – this will affect your everyday running costs
• YOUR BUDGET – do not over spend and remember the finishing items, ie. Floor coverings, blinds, fencing, landscaping, light fittings still to come.

Pricing & Quotation

Now you have chosen a preferred Preliminary Plan to work with, your Building Consultant will arrange a quotation, including all requested items and inclusions.

Plan and Deposit

Once you have reviewed and are happy with your preliminary design, the quotation is signed, deposit paid and the contracts are prepared for signing. Congratulations, you are now on the way to being in your new home!

Contract Documentation & Selections

Whilst Wahlstedt’s team are organising the final plans, engineering and working drawings, our Selections Consultant will be working with you to choose joinery, tiles, paint, finishes, profiles, etc. It is vital that all your selections are completed as soon as possible to avoid delays in starting construction. Our team with explain and guide you through this process.

Council Approval

The Planning and Development application is now submitted to your local council and other associated authorities on your behalf. Our team will help you understand the process and requirements, including time frames expected for approvals.

Construction & Supervision

You will be allocated a Site Supervisor to manage the construction of your new home from beginning through to completion. Communication by the supervisor and the owner is key here. Wahlstedt ensures that our supervisors are not overseeing too many home-builds; this ensures they are fully available to supervise the construction of your new home and be available for on-site meetings.

Handover

Once construction of your new home is complete, your supervisor will contact you to arrange a date for presentation and handover. Your supervisor will meet with you to present your new home and demonstrate all of its features. The Certificate of Practical Completion documents will then be signed off.

Ongoing Customer Support

A three-month maintenance program covers your newly completed home. Simply fill in the maintenance document provided to you at the handover and return to Wahlstedt before the end of the three-month period. Wahlstedt will then arrange for a team member to liaise with you to address these items.
